My manometer is level. What does that mean?+
It means there is no pressure difference across the gauge, so the system is not pulling. The usual cause is a failed fan, followed by a tripped breaker or unplugged fan, a disconnected pipe joint, or a completely blocked discharge. Check power first because it costs nothing, then look and listen at the fan. If the fan is running and the manometer is still level, the pipe has separated or the gauge tubing has come loose.
The fan runs but my radon is still high. Why?+
Almost always a design issue rather than a mechanical one. The suction point may not reach the whole slab, particularly in tight soils or where interior footings divide the sub-slab area. Large unsealed openings such as an open sump, a floor drain, or a gap around a plumbing chase can also let the fan pull indoor air instead of soil gas. Diagnostics identify which, and the fix is usually added suction points and sealing rather than a bigger fan.
Is repair worth it or should I replace the system?+
If the pipe routing is correct, the discharge is properly located, and the diagnostics show good pressure field extension, repair is the sensible choice and typically costs a fraction of replacement. Full replacement makes sense when the original routing is fundamentally wrong, such as a discharge at grade or under an eave, or when the pipe is too small to carry the airflow the soil requires.
Can I hear water in the pipe. Is that a problem?+
Yes. Condensate that cannot drain back to the suction pit collects in low spots and restricts airflow, sometimes severely. The cause is inadequate slope or a sagging horizontal run with insufficient support. The repair is to re-support the pipe so it drains continuously toward the pit, and occasionally to add a condensate bypass on long horizontal sections.
How often should an existing system be inspected?+
Glance at the manometer monthly, which takes two seconds. Have the system inspected and the home retested every two years, and immediately after any fan replacement, foundation work, or significant remodel. Systems on rental or vacant property benefit from an alarm-equipped manometer, since no one is present to notice a silent failure.
